Tax Forms Used to Report Rental Activities

Rental property owners may have various questions when it is time to report rental activities on their federal return. The first question they may have is which tax forms they should use to report rental activities.
 
According to IRS Publication 527:
 
1. If the purpose of your rental activity is to make a profit, you should report the activities on Schedule E of Form 1040.
 
2. If you “provide substantial services that are primarily for your tenant’s convenience, such as regular cleaning, changing lien, or maid service”, report the activities on Schedule C of Form 1040.
 
3. If “the rental is part of a trade or business as a real estate dealer”, also report the activities on Schedule C of Form 1040.
 
4. If you have not-for-profit rental activities, you need to report the rental income on Line 21 of Form 1040.
